Keep the signed quotation and contract, drawings, specifications, work and payment schedules, invoices, receipts, approved variations, messages, dated photographs and videos, defect notices and repair quotations. Not for every defect. Clear photographs, admissions and a properly itemised defect schedule may be sufficient for straightforward issues. An independent architect, engineer, surveyor or specialist report becomes more important where the cause, applicable standard, safety risk, responsibility or reasonable repair method is disputed. The expert should inspect before substantial rectification changes the evidence.

Do not assume that every outstanding payment may be withheld. Check the payment schedule, completion conditions, defect and set-off clauses, and identify the amount genuinely disputed. CCCS recommends documenting outstanding defects and ensuring they are rectified before full payment, while progressive payments should follow agreed milestones.

Termination depends on the contract and the seriousness of the breach. Before appointing a replacement, check any written notice and rectification period, document the original contractor's work and obtain an itemised completion or repair quotation. Urgent safety work may need to proceed sooner, but evidence of the pre-repair condition should be preserved wherever possible.

Secure the premises, materials, keys and project records; document the completed and incomplete work; check the contract before making any further payment; and obtain itemised completion quotations. The Singapore Courts identify renovation contracts as a type of service contract that may qualify. The ordinary claim limit is $20,000, rising to $30,000 where both parties sign a Memorandum of Consent. The SCT may make a money order or a work order requiring a party to rectify a defect or make good a deficiency in services. Orders are final and binding, subject to the limited appeal framework. An individual who cannot present a case because of age, illiteracy or a mental or health condition may apply for an authorised representative, subject to the tribunal's approval. No. Renovation contractors must be listed in HDB's Directory of Renovation Contractors before carrying out renovation work in HDB flats, and HDB's contractor terms require reasonable efforts to settle disputes over pricing, schedules and quality. HDB requires a renovation permit for specified works, and some work requires a Qualified Person or appropriately licensed or trained contractor.
